Fire Risk Assessments

Professional Fire Risk Assessments to ensure legal compliance and maximum safety for residential blocks, HMOs, and commercial premises UK wide.

About our fire risk assessments service

Under the Regulatory Reform (Fire Safety) Order 2005, the responsibility for fire safety in non domestic and multi residential buildings falls to the responsible person. This includes owners, landlords, and business operators who must ensure a Fire Risk Assessment (FRA) is carried out and regularly reviewed. Our service provides a comprehensive evaluation of your premises to identify potential hazards and evaluate existing safety measures. This is essential for residential HMOs where occupancy density is higher, as well as for commercial offices and retail spaces where staff and public safety are paramount. At Design N Build, we look at the physical structure, the people using the building, and the management systems in place. Our reports provide a clear pathway to achieving full Fire Safety Compliance, ensuring your property meets all current building regulations. From small shops to complex industrial units and blocks of flats, we help you navigate the complexities of fire safety law with practical, expert guidance.

What's included

  • Comprehensive Site Surveys

A full physical walk through of the premises to identify fire hazards and evaluate existing fire prevention measures, including compartmentation and alarm systems.

  • Evacuation Route Assessment

Detailed analysis of all escape routes, ensuring they are free from obstructions and protected by appropriate fire resisting materials and signage.

  • Fire Door Evaluations分析

Checking the condition and suitability of all fire doors, including seals and self closing mechanisms, which are critical for HMO and flat safety.

  • Management & Records Audit

Review of existing fire safety policies, staff training records, and maintenance logs for fire detection and emergency lighting systems.

  • Formal FRA Documentation

Issuing a professional document that satisfies local fire authorities and insurance providers, complete with a prioritised action plan for improvements.

Key benefits

  • Reduced Fire Hazards

By identifying potential fire hazards early, you can implement preventative measures that significantly reduce the likelihood of a fire starting in your building.

  • Legal Compliance Assurance

A professional assessment ensures you meet the requirements of the Regulatory Reform (Fire Safety) Order 2005, preventing potential fines or legal action from local authorities.

  • Enhanced Occupant Safety

Beyond the building itself, a valid FRA ensures that all occupants, including tenants and employees, have clear, safe escape routes and adequate warning systems.

  • Insurance Validity

Many insurers require a current Fire Risk Assessment to maintain coverage. Staying compliant helps ensure claims are processed without disputes regarding negligence.

  • Financial Planning Protection

Regular assessments provide a clear roadmap for building maintenance, allowing you to budget for necessary safety upgrades or repairs over a planned period.

Frequently asked questions

How much does a Fire Risk Assessment cost?

The cost of a Fire Risk Assessment depends on the size of the building, the number of floors, and the complexity of its use. A small retail unit will be less expensive than a multi storey block of flats or a high risk industrial site. We provide bespoke quotes after understanding your property layout and usage.

How often do I need to update my FRA?

The law requires that assessments are reviewed regularly to remain valid. Generally, a new assessment is recommended annually, or whenever there are significant changes to the building layout, occupancy type, or fire safety equipment. For lower risk residential blocks, a review every two years may be sufficient.

Are individual apartments checked in a block of flats assessment?

For HMOs and blocks of flats, the assessment focuses on communal areas including hallways, stairwells, and plant rooms. While we do not usually inspect individual private flats during a standard FRA, we assess how fire doors and compartmentation protect the shared escape routes used by all residents.

Is a Fire Risk Assessment a legal requirement for my building?

An FRA is a legal requirement for almost all non domestic premises and residential buildings containing two or more sets of domestic premises. This includes offices, shops, HMOs, and the common parts of self contained blocks of flats. If you employ five or more people, the findings must be recorded in writing.

What happens if the assessment identifies risks?

Following the visit, you will receive a detailed report highlighting any deficiencies in your fire safety measures. The report includes a prioritised action plan, categorising risks from low to high so you know exactly which remedial works, such as fire door repairs or signage updates, to tackle first.
